We manage associations and rental properties across Chicago and the suburbs. Our maintenance volume is consistent — we're not looking for one-off vendors, we're looking for long-term partners who want steady work and a reliable payment process.
What we require from all vendors
Licensed & Insured
All vendors must carry general liability insurance (minimum $1M per occurrence) and any required state or city licenses for their trade.
W-9 on File
We require a completed W-9 before issuing any payments. This is non-negotiable and required for all vendors regardless of payment amount.
Responsive Communication
We expect vendors to respond to dispatch requests within 4 business hours for non-emergency work and within 2 hours for emergency dispatch.
CompanyCam Documentation
All work must be documented with before-and-after photos via CompanyCam. We provide access — you provide the photos.
Property Meld Integration
Work orders are dispatched through Property Meld. Vendors must accept and update work orders through the platform.
Competitive Pricing
We expect market-rate pricing. We don't negotiate below fair market rates, but we also don't accept inflated invoices. Transparency is required.
