Standard processing time is 5–10 business days from receipt of a complete request and required information. Rush processing is subject to Manager availability and is not guaranteed. We strongly recommend ordering at least 15 business days before your anticipated closing date to avoid delays.
Standard Resale Disclosure Package
Includes preparation and delivery of documents required for the resale or transfer of a unit, including but not limited to:
- Paid Assessment Letter
- Section 22.1 Disclosure Statement
- Account Status Verification
- Association financial summaries (as required)
Condominium / Lender Questionnaire
Includes completion of lender, buyer, or third-party questionnaires related to the Association, which may require:
- Financial disclosures
- Insurance verification
- Litigation status confirmation
- Owner occupancy ratios
- Additional custom responses
Document Update / Re-Issue Fee
Applies when previously prepared resale or disclosure documents must be updated, revised, or reissued due to:
- Expired documents
- Changes in assessment status
- Revised closing timelines
- Additional buyer/lender requests

Who is responsible for ordering resale documents?
In Illinois, the seller is responsible for providing the 22.1 disclosure package to the buyer. The cost is typically paid by the seller, though this can be negotiated in the purchase contract.
What is the Section 22.1 disclosure requirement?
Section 22.1 of the Illinois Condominium Property Act requires sellers to provide buyers with a disclosure package containing the association's financial statements, meeting minutes, rules, declaration, bylaws, and budget. Buyers have 30 days after receipt to rescind the contract based on the disclosure.
How do I pay for resale documents?
Payment is due at the time of order. We accept credit card, ACH transfer, or check. Rush orders must be paid by credit card or ACH. Documents will not be released until payment is confirmed.
Can the buyer's agent order documents directly?
Yes, with written authorization from the unit owner. We require the unit owner's written consent before releasing any association documents to third parties.
What if my closing date changes?
Contact us immediately if your closing date changes. Rush fees are non-refundable once document preparation has begun. Standard orders can be updated if preparation has not yet started.
Are these fees set by Altus or by the association?
Resale document fees are set by Altus Property Partners as the management company and are consistent with industry standards in the Chicago market. Some associations have additional fees specified in their declaration — those will be disclosed at the time of your order.
