How to Choose

Six criteria for evaluating any property manager

Licensing

Illinois requires property managers to hold a real estate broker's license. Verify your manager is licensed with IDFPR.

Insurance

Your manager should carry E&O (errors and omissions) insurance, general liability, and fidelity bonding for funds handling.

Technology

Look for managers using modern platforms: Property Meld or similar for maintenance, AppFolio or Buildium for accounting, and an owner portal.

Transparency

Ask for a sample monthly owner statement. If they can't produce a clear, itemized statement, that's a red flag.

References

Ask for references from current clients — specifically boards or owners with similar properties to yours.

Fee Structure

Understand all fees: management fee, leasing fee, maintenance markup, and any other charges. Get it in writing.
