Yes. Altus uses Livble Flexible Payments, embedded directly in your Resident Portal. Livble lets you split your monthly balance into 2, 3, or 4 installments. Altus receives the full payment upfront — you repay Livble on your schedule. Look for the Livble option when making a payment in the portal.

Can I build my credit score by paying rent on time?

Yes. Altus offers Rent Reporting powered by Buildium. For $4.99/month, your on-time rent payments are reported to all three major credit bureaus — Equifax, Experian, and TransUnion. You can also report up to 24 months of past payments from your current lease. Enroll through your Resident Portal under My Account > Rent Reporting.

What if I need to pay rent late?

Contact your property manager before the due date. Late fees apply per your lease terms. We offer one late fee waiver per year as a courtesy — but only if you notify us before the payment is late. Do not wait until after the fee posts.

How do I access the Resident Portal?

Visit apropertypartner.managebuilding.com or click 'Resident Center' in the top navigation. You can log in with your email and password. If you have not set up your account yet, contact your property manager for an invitation link.

Where can I find my lease documents and payment history?

All lease documents, association documents, and payment receipts are available in your Resident Portal. Log in and navigate to the Documents section. You can download and print any document at any time.

How do I submit a maintenance request?

Submit through the Resident Portal or visit our Maintenance Request page at altuspropertypartners.com/maintenance-request. For emergencies — no heat, flooding, gas leak, or security issues — call our maintenance line immediately. Do not wait for portal confirmation on emergencies.

What counts as a maintenance emergency?

Emergencies include: no heat in winter (below 55°F), active water leak or flooding, gas smell, sewage backup, no hot water for more than 24 hours, electrical hazards, and security issues such as a broken exterior lock or door. Call our emergency line for all of these — do not submit through the portal.

How quickly will my maintenance request be addressed?

Routine requests are dispatched within one business day. Emergency requests are escalated immediately to our on-call team and our sister company, My Handyman Chicago. You will receive a confirmation and estimated timeline after submitting. Routine repairs are typically completed within 3–5 business days.

Who are the vendors who come to my unit?

Accepted Answer

Altus works exclusively with pre-screened, licensed, and insured vendors. Our primary maintenance partner is My Handyman Chicago (myhandymanchicago.com). All vendors are background-checked and will identify themselves before entering. You will receive advance notice of any scheduled repair.

Can I request a specific vendor or handle repairs myself?

Accepted Answer

Residents may not hire their own vendors for repairs covered by the landlord without prior written approval. Unauthorized repairs can result in liability for the cost and any damage caused. If you have a preference, contact your property manager and we will do our best to accommodate.

What am I responsible for maintaining as a renter?

Accepted Answer

Residents are typically responsible for: replacing light bulbs, keeping the unit clean, reporting issues promptly, and not causing damage. Your lease specifies exact responsibilities. When in doubt, submit a maintenance request — we would rather investigate than have a small issue become a large one.

How do I give notice to vacate?

Review your lease for the required notice period — typically 30–60 days. Submit written notice through the Resident Portal or by email to info@altuspropertypartners.com. We will confirm receipt and send move-out instructions, including a pre-move-out inspection checklist.

How do I get my security deposit back?

Illinois law requires landlords to return security deposits within 30–45 days of move-out (depending on property type and location). We conduct a move-out inspection and provide an itemized statement of any deductions. Normal wear and tear is never charged. Keeping the unit clean and reporting issues during your tenancy is the best way to maximize your return.

Can I break my lease early?

Early termination terms are specified in your lease. Most leases require written notice and payment of an early termination fee (typically 1–2 months' rent). Contact your property manager to discuss your situation — in some cases, finding a qualified replacement tenant can reduce or eliminate the fee.

Adding an occupant or subleasing requires prior written approval from Altus. Unauthorized occupants or subleases are a lease violation. Contact your property manager with the prospective tenant's information and we will process a standard application.

What happens if I need to renew my lease?

Accepted Answer

You will receive a renewal offer 60–90 days before your lease expires. If you wish to renew, sign and return the renewal agreement by the deadline. If you do not respond, your lease may convert to month-to-month at a higher rate or we may begin the re-leasing process.
