How do I apply for a rental?

You can apply online through our leasing portal. Each adult (18+) who will be living in the unit must submit a separate application. Applications are reviewed within 1–3 business days.

What documents do I need to apply?

Valid government-issued photo ID, proof of income (last 2–3 pay stubs or employment letter), most recent bank statement, and contact information for your current and previous landlords.

Is there an application fee?

Yes. Application fees are non-refundable and cover the cost of credit, background, and eviction history checks. The fee amount is disclosed on the application before you submit.

What are the qualification requirements?

Generally, we require gross monthly income of at least 3x the monthly rent, a credit score of 600+, verifiable rental history with no prior evictions, and a clear background check. Co-signers may be accepted on a case-by-case basis. See our full Rental Criteria page for details.

How long does the approval process take?

Most applications are reviewed within 1–3 business days. Delays can occur if we're waiting on landlord verification or employment confirmation.

Can I have a co-signer?

Co-signers may be accepted on a case-by-case basis. The co-signer must meet the same income and credit requirements and will be jointly responsible for the lease.

What is the typical lease length?

Most leases are 12 months. Shorter-term leases may be available at select properties with adjusted pricing.

What is the security deposit amount?

Security deposits are typically equal to one month's rent. Under the Chicago RLTO, your landlord must hold the deposit in a federally insured interest-bearing account and provide you with a receipt within 14 days.

When do I get my security deposit back?

Under the Chicago RLTO, your security deposit plus accrued interest must be returned within 30 days of move-out, along with an itemized statement of any deductions. Complete your move-in checklist and return the unit in the same condition (minus normal wear and tear) to ensure a full refund.

Can I sublease my unit?

Subleasing policies vary by property. Check your lease for sublease terms. Most leases require written landlord approval before any sublease arrangement.

What happens if I need to break my lease?

Early lease termination may be subject to penalties as outlined in your lease agreement. Contact your property manager to discuss options — we prefer to work with tenants on solutions rather than enforce penalties when possible.

How do I pay rent?

Rent is paid online through the Buildium resident portal via ACH, debit card, credit card, or autopay. We strongly recommend setting up autopay to avoid late fees.

Rent is due on the 1st of each month. A grace period may apply depending on your lease terms.

What happens if I pay rent late?

Late fees are assessed per your lease agreement. Under the Chicago RLTO, late fees cannot exceed $10/month for the first $500 of rent plus 5% of the amount exceeding $500. We also offer one late fee waiver per year if you notify your property manager before the payment is late.

ACH, debit card, credit card, and autopay through the online portal. We do not accept personal checks. If you need to pay by money order or cash, you must deposit directly at the property's bank branch.

Are pets allowed?

Pet policies vary by property. Many of our properties are pet-friendly with a pet deposit and/or monthly pet rent. Breed and weight restrictions may apply. Check the listing or ask your leasing agent for details.

What is the pet deposit?

Pet deposits are typically $250–$500 depending on the property. Monthly pet rent of $25–$50 may also apply. Service animals and emotional support animals are exempt from pet fees with proper documentation.

Are utilities included in rent?

Do I need renter's insurance?

Most leases require active renter's insurance for the duration of the lease. Coverage should include personal property protection and liability coverage. Your landlord's insurance does not cover your belongings.
