Property Walkthrough & Proposal

We conduct a property walkthrough to assess condition, identify deferred maintenance, and understand the local rental market. Within 48 hours of the walkthrough, you receive a written proposal with our management fee, a rental market analysis, and a recommended rent range.

Onboarding

Once you sign the management agreement, we handle the full transition: vendor introductions, tenant notification (if occupied), lease review, insurance verification, and setup in Buildium. We collect keys, access codes, and any property documentation.

04·Ongoing

Active Management

Day-to-day management begins immediately. Maintenance requests are dispatched through Property Meld. Financial statements are generated monthly. Lease renewals are handled proactively. You receive monthly owner statements and 24/7 access to your owner portal.

The Association Management Process

Transitioning an association to Altus is a structured process designed to minimize disruption to residents and the board.

Board Discovery Call

We meet with the board to understand the association's history, current financial condition, vendor relationships, and governance challenges. We ask the hard questions — deferred maintenance, reserve fund status, delinquency rate, and any ongoing disputes.

Financial Audit & Transition

We conduct a financial audit of the association's books — reconciling bank accounts, reviewing outstanding payables, and identifying any discrepancies. We migrate financial records into Buildium's accrual accounting system, set up the board portal, and notify all unit owners of the management change.

Active Management
